Sitting at 6200’ and at the base of Mt. Sopris, Carbondale lies in the banana belt of the valley and receives an average of 295 days of sunshine per year. While it’s geographic appeal is strong, Carbondale’s strong sense of community is the true lure of the valley. It has become a well known hub for recreation, fine dining, pubic radio, renewable energy, and a thriving creative arts district. Identified as one of America’s “Top 12 Towns” in the “50 Next Great Places to Live and Play” by National Geographic Adventure magazine and as one of the “50 Best Places to Live/Most Active Towns” by Men’s Journal magazine, Carbondale is no secret anymore. A severe lack of housing coupled with high demand has quickly sent real estate prices soaring in the sub $900k range. Luxury properties in the $1m+ range are also getting gobbled up by a mix of second home owners, baby boomers, and recreationists all wanting to increase their quality of life. Since the town is landlocked by large ranches and public land, there are very few options for development, hence, there doesn’t seem to be an end in sight for soaring real estate prices.
